Given a median build year of 1984, the single most common call across this whole area is a torsion spring that's simply used up its rated cycles - the door gets heavy to lift by hand, or it won't budge at all. That shows up whether the house is in Pala, Sage, or Meadowbrook; the era of construction is doing the predicting, not the zip code.
Second most common: openers from that same 1980s-90s wave failing at the circuit board or the drive gear, especially in houses that still have the original unit. Third is worn rollers and out-of-adjustment tracks on doors that have never had the hardware serviced, which after three or four decades is most of them.
One honest limitation: on some of the older doors from the earlier end of that 1975 range, the panel profile or track hardware isn't something we can source new anymore. In those cases the right call is usually a full door replacement rather than chasing discontinued parts, and we'll say so rather than string out a repair that won't hold. For the newer end of that build range - houses closer to 2009 - parts are still in normal supply and a straight repair is usually the answer.
